SAS International - Meets requirements for flagship office in Chepstow

At the recently completed Beaufort Park office centre in Chepstow, the project’s architects, B3Architects, specified SAS International’s System 600 acoustic lighting rafts throughout the building. A pre-fabricated lighting and acoustic solution, the SAS International System 600 rafts allow for sustainable natural mass cooling by facilitating free air movement to the open soffit, in this case exposed concrete slabs.

Beaufort Park is a flagship initiative, being the first purpose-built serviced office centre in Chepstow. At the core of the design brief, the centre’s owners insisted that the new speculative office development had extremely strong environmental credentials that would meet both current and future environmental regulations.

Wynne Harris, Partner of Hoare Lea, the project’s M&E consultants, commented: “The SAS System 600 rafts, by integrating lighting and acoustic comfort in one unit, mean capital and installation costs are also reduced. This offers significant advantages in terms of modern methods of construction and allowing the exposed soffit to work efficiently with the displacement ventilation and nightime cooling strategy.”

For further design flexibility, SAS International’s System 600 rafts can be configured to carry services such as cabling, PA and fire detection and control systems as well as cleverly concealing the office extract air points which ensured that each potential future office module had both supply and extract ventilation. Apertures for the luminaires and other services are formed during manufacturing process thus reducing on-site installation time.

Simon Berry-Jones, Managing Director of Office Space Ltd, owners of the Riverside Court office centre within Beaufort Park, commented: “With new regulations on the energy performance of buildings being introduced, we designed this office centre to not only meet the needs of our clients but also the environmental issues we will be facing in the future.”

Beaufort Park is located approximately one mile from the Chepstow town centre and has been designed to offer the flexibility to cater for a variety of enterprises, from start-ups to large corporations, needing a South Wales regional office or looking for new headquarters.
