Vencel Resil - Roof complete in just one day with Slimfix

Neil Price Homes, based in Cumbria, has taken advantage of a much quicker and more thermally efficient way to construct a roof using structural insulated panels (SIPS) by Vencel Resil.

The developer of exclusive properties in the North West chose Jabsip roof panels, Jabsip spandrel panels and Jabroof SlimFix panels by Vencel Resil for two semi-detached three-storey properties on the third phase of its Holbeck Park development in Barrow-in-Furness.

Tim Coldrick, Technical Manager for Neil Price Homes, said: “This is the first time we have used this method of constructing roofs and it has been a huge success. The whole process was much quicker as it took just one day to construct the roof when it would normally take around two weeks. It also meant we didn’t need to fit the insulation afterwards as it is already contained within the design of the panels. We are delighted with the results and have just placed our second order on three more properties!”

Vencel Resil supplied Jabsip panels and Jabroof SlimFix panels plus Glulam timber ridge and purlin supports. The Jabsip panels formed the shell of the properties roofs, which were integrated into a second floor masonry party wall. All products were supplied ready cut, which speeded up construction on site.

Neil Price Homes had looked for an alternative to traditional roof construction as the developer wanted to speed up the construction process, especially since the development is in an area that suffers from high winds.

Neil Conway, General Sales Manager for Vencel Resil, explains: “Housebuilders are recognising the huge benefits of using SIPS instead of traditional methods as it is much easier to satisfy Building Regulations’ U-value requirements. It also dramatically speeds up the build process as well as improving site safety conditions and preventing damage during roof construction.”

Developed and manufactured to meet the demands of the UK construction market, Jabsip provides very high levels of insulation as standard, a significant reduction in waste materials and improved working conditions on site. SIP constructions normally outperform standard timber frame when it comes to maintaining a consistent interior temperature as there is no breaks in the insulation that could cause cold bridging. The integrity of the SIPS panel is created using expanded polystyrene, a very efficient insulator, sandwiched between two Oriented Strand Boards (OSB).

The result is that buyers should benefit from a warmer and more comfortable environment with a SIPS construction with significantly no noticeable drops in temperature as you move around the room. They also result in much better energy efficiency which means a reduction in the amount of Carbon Dioxide emissions from the home.

Use of Jabroof Slimfix from Vencel Resil also has huge benefits in reducing the amount of heat lost through the roof – typically improving the U-value of a pitched roof to between 0.37 and 0.16 W/m˛K, in line with Approved Document L Building Regulations.

Jabroof SlimFix is also extremely easy to install as it is supplied in pre-cut lengths, with counter battens and gutter laths already fitted.

The system, which has been approved by the British Board of Agrement (BBA), consists of a sandwich construction incorporating an inner and outer layer of 8mm thick moisture-resistant orientated strand board (OSB) bonded to an insulating core of expanded polystyrene, which provides a ‘warm’ roof construction. As the construction of SlimFix means there is no risk of cold bridging, this enables housebuilders to create thermally efficient living areas under the roof space.

An added benefit is that the insulation is provided at the level of the rafters, therefore the roof space remains warm, providing thermal protection to water services in the loft. Jabroof SlimFix is supplied from Class E flame-retardant EPS as defined in BS EN 13163.
