A disused office building in the centre of
Harrogate has undergone a £6 million transformation to provide
the highest specification of office space available in the town.
The five-storey Clarendon House was handed over this week by
contractors York House Construction following a 25-week
construction programme to bring it back into commercial use.
The finished development offers more than 24,000 sq ft of
extremely high specification retail and office space and is
being marketed jointly by Savills and Carter Jonas on flexible
terms.
York House were appointed earlier this year by Ilkley-based
Burley Developments to revitalise and refurbish the existing
1970s’ building, which is on the corner of Victoria Avenue and
Station Parade, opposite Waitrose.
Andy Bruce, managing director of York House Construction
comments: “The building had been empty for some time and much in
need of a facelift. Although a challenge at times to balance the
construction schedule with the needs of a busy town centre, the
result will both enhance Harrogate’s town centre as well as
hopefully attracting new occupiers to the area.”
The new ground floor area will comprise 5,000 sq ft of retail
space which is to be fit out and used by a high quality bathroom
showroom.
Four further floors will each provide 5,000 sq ft of
air-conditioned office space that can be sub-divided into suites
from 1,500 sq ft of space upwards. Importantly, the development
will also include 38 parking spaces, including secure basement
parking.
Paul Fairhurst, director of Savills Leeds comments: “The
building has been very well refurbished by York House
Construction and now represents the highest quality office space
available in Harrogate. It comes as no surprise that enquiries
are strong and that lettings are already underway.”
