Batsford Construction - Launches Innovative Scheme For Landowners To Enhance The Value Of Property With No Capital Contribution Required

JV Scheme Targets Local Landowners Keen To Develop

Batsford Construction, a specialist builder of traditional Cotswold properties with extensive experience of local conversions and developments, has created an innovative scheme for local land and property owners to unlock some of the potential value of their property, which would otherwise remain unrealised, through development or conversion - with no capital contribution required from the owner.

Increasingly, property and land owners are selling their undeveloped sites with planning consent to a developer. If selling the property to a developer, the land owner is effectively foregoing all of the potential profit in developing their property. Alternatively, if developing themselves, the landowner is funding the project at considerable personal cost. This unique initiative allows property and land owners to capitalise on the financial potential of their property by developing and selling it without the necessity for any capital investment, working alongside Batsford Construction in a joint venture agreement.

Batsford Construction will manage every aspect of the project, from conception to completion, including pre-planning and feasibility studies, planning and the development itself through to sale. Batsford Construction’s financial partner funds the development and a joint venture agreement is created, detailing the scope of the project and rules of engagement.

During development, Batsford Construction and its’ partners develop the project to specification, to budget and to time, whilst the land or property owner can choose to be involved as much or as little as required. Finally, on completion, the client shares the financial upside of the development with Batsford Construction.

Edward Clarkson, Managing Director, Batsford Construction, commented:

“As most development projects require the land or property owner to invest a potentially significant sum in the project, whilst also managing the project or paying additionally to outsource project management, this is a unique opportunity. Moreover, whether they have a barn, a farmyard or a field to develop, our clients have the assurance that the end result will be of the highest quality, thereby safeguarding the investment and delivering a significant increase in value to their asset.”
